Over the course of my time in real estate, I’ve had clients think they are ready to put their house on the market but have the wrong misconception of what they should expect and how it’s going to go.
Here are the top 3 things that I have found people do not know when looking to sell their home.
1. “I don’t need to do anything to get ready to sell my house. Buyers can make an offer
based on current condition”. Not so, you are not going to get the best price for your
home and may give buyers a bad impression on the care of the home.
2. “I don’t need to disclose any minor issues.” ALL that you know, should be disclosed. “if
in doubt, disclose disclose, disclose. Better to let buyers know everything you know so
you don’t have any problems during your transaction or after you close.
3. “Selling a house is easy.” Not always. In a good “seller’s market” it is easier but all
transactions are different and unique. All real estate paperwork should be completed
correctly so you do not have any issues during the selling process and after.
